Al Gurm's properties are constructed in a dual-phase process. In the initial stage, 73 deluxe villas were built, including those on the private island. Among them, 61 units are waterfront villas whereas 12 are located on the island. Presently, plans for phase two projects are underway and developers assure that they will enhance and blend into the natural surroundings of the region.

The deluxe villas in Al Gurm come with a hefty price tag for both rental and sale. While the majority are up for purchase, there are also some available for rent. For a 4-bedroom villa, the yearly rental rate is AED 950k, while a 5-bed villa can range from AED 650k to AED 850k per annum. The minimum cost of renting a spacious 6-bedroom villa starts at AED 800k annually.

SALES TRENDS IN AL GURM ABU DHABI

Prospective buyers have various options to choose from, including a 3-bedroom villa that can be bought for AED 18M. For those interested in larger properties, there are 4-bedroom villas that range in sale price between AED 25M and AED 28.5M, while the cost of a 5-bedroom unit is set at AED 25M. TRANSPORTATION AND PARKING SPACES IN AL GURM

Al Gurm has limited paid parking spots, however, villa owners receive a covered porch that can accommodate two to four vehicles. Additionally, Al Gurm Resort provides valet and guest parking services.

PUBLIC TRANSPORTATION IN AL GURM

The design of Al Gurm allows for easy access to the city, but this is mainly true for those who use private cars or taxis. For individuals who rely on public transportation, Al Gurm may not be ideal. The only option is Bus 40, which travels to a nearby stop located on Al Khaleej Al Arabi Street. To reach the community from the bus stop requires a short walk.

AMENITIES, SCHOOLS AND HEALTHCARE

SUPERMARKETS NEAR AL GURM

Numerous supermarkets in close proximity to Al Gurm allow inhabitants to conveniently access grocery shopping options. The neighbouring area of Al Mushrif hosts both the 8-minute distance Al Mushrif Supermarket and the equivalently distanced Zoom Supermarket, which boasts multiple branches throughout the UAE. Additionally, Alam Supermarket located in Al Muroor is a mere 10 minutes away by car.

CHURCHES, TEMPLES AND MOSQUES IN AL GURM

Al Gurm Abu Dhabi will accommodate individuals from diverse cultural backgrounds and religions. Luckily, several churches are situated near Al Gurm with a travel distance of less than 15 minutes to reach the cluster of churches in Al Mushrif. The list includes St. George's Orthodox Cathedral, Abu Dhabi Apostolic Tamil Church, Kings Church, and St. Theresa's Church.

The Sikh community can reach the New Gurudwara Abu Dhabi in Mussafah within a 16-minute drive. Unfortunately, there are no Hindu temples currently present in Abu Dhabi, although there is an upcoming one. Meanwhile, residents can explore the Shiva and Krishna temples located in Bur Dubai.

Alternatively, slightly further out at only 13 minutes away is Al Seef Village Mall which features an open-air retail section known as The Walk. The Zayed Sports City Public Park and Sports City Garden are a bit further at 9 minutes, but feature a designated play area for kids. The community is located near Mangrove National Park, which spans across an area of 19 square kilometres and provides habitat for numerous marine species and birds.

While there may not be a gym nearby, several options exist in the surrounding areas. Four possibilities within 10 minutes are Vibez Fitness Centre & Spa (Ladies Only), Titan Gym, Lets Go Gym Fitness, and Ruby Fitness.

If you're looking for some indulgence, women can visit Tips and Toes Salon located in Al Mushrif, less than 10 minutes away or opt for a shorter ride to Mozania Beauty Centre just 6 minutes away.
